Commission and/or Bonus Information is prohibited in all fields with the following exceptions. This information may be placed in the Broker Remarks Section as well as fields designated for commission agreements or bonus information. The most commonly used fields to violate this rule are the Street Address, Subdivision and Public Remarks. Please ensure that your listings do not include this type of information in inappropriate fields.
Contingent vs. Pending: Once an offer has been accepted and is signed by both buyer and seller, the listing should be placed in the CTG (Contingent) status if there are any contingencies on the contract. Contingent status indicates that the subject property is under a state of negotiation, is still available for showings and will accept backup offers. A property should be in the Contingent status if the contract for sale has any contingency like an inspection, financing, the sale of another property or third party approval. It would be incorrect to have a listing that is under contract but awaiting bank approval to still be reflected as Active. A Pending status would reflect the subject property is under terms of the contract and awaiting closing. For more clarifications on what each MLS listing field means refer to the Listing Glossary posted above.
