RMLS Photo Rules

There are three separate Rules that must be followed when inputting photos with your listing:
1.  Photos are required for all property types except land, within 5 days of entering a listing.
2.  There must be at least one front exterior image or rendering of the listing. This image must contain a visible front entrance to the property.
3.  A Photo cannot contain identifying or contact information about the participant or subscriber. This includes, but is not limited to telephone numbers, addresses, e-mail addresses and front photos with a visible for sale signs.

Listing Photograph, Virtual Tour or Video
Every single family residential, multi-dwelling, commercial, business and rental property listed with Participant and entered into the RMLS Database is required to have at least one (1) photo of the front exterior of the subject property attached to the listing within five (5) business days of the entry of the listing into the RMLS Database. (RMLS Rules & Regulations,Section 4.3)

The definition of front exterior is the front exterior image or rendering of the dwelling structure or residence.  The image or rendering should contain a visible front entrance to the property. Note: Rental listings are required to have a photo and follow all the photo rules.

Photographs or Images
Images of Listed Properties RMLS does not make any warranty of any kind to RMLS Participants, Subscribers, or to the clients or customers of its Participants or Subscribers, concerning the accuracy or completeness of any particular image entered into the RMLS Compilation, nor does RMLS assume the duty to verify the accuracy of the image associated with any particular listing. (RMLS Rules & Regulations, Section 17.1)

No Photo Status (NPH)
When a new listing is added into the MLXchange system, the status will be NPH (no photo). NPH listings will automatically be re-classified to NEW when one or more images are attached to the listing. The re-classification process runs every two minutes.  The listing is searchable and viewable by brokers and agents within the Listing Office Only while the listing is in the No Photo status. Therefore, no other broker or agent will see this listing in a search. Market Time (days on market) will begin calculating with the listing entry date. Listings in the NPH status will not display outside of MLXchange, and will not be sent on the data exchange feed to Realtor.com, or any IDX sites. Once the listing is re-classified to New, the listing will then be sent to these sites.

Seller Opt Out Procedures for NPH
In situations where the seller does not want this or any photograph in the MLS system, written request should be obtained from the seller, be kept on file and submitted to RMLS. The written request to opt out of the photograph requirement may be in the form of a letter, email or proprietary form for your office. Once this written request is submitted to RMLS, a watermarked graphic will be uploaded to the listing in lieu of an actual photograph. The written request may be emailed directly to Compliance@rmlsfl.com or Mongo faxed to the same email address. Once the listing has been corrected and placed in the New listing status, it will be searchable and seen by all MLS subscribers.
